Electrical Installation

Every build includes a full, certified electrical installation — not a basic spur from the house. Here's what that means.

What's Included as Standard

Mains cable run from house

A proper armoured mains cable, not an extension lead.

Dedicated consumer unit

Your garden room gets its own fuse board — essential for safety and insurance.

RCD protection

Residual Current Device protection on all circuits as standard.

Lighting circuit

Switched lighting points throughout the room.

LED downlights

Warm white LED fittings as standard — you choose the layout.

Double sockets

Multiple double socket positions, positioned for your intended use.

Canopy LED lighting

External LED downlights in the canopy overhang (where applicable).

Full circuit testing

Every circuit is tested to BS 7671 standards.

Electrical Installation Certificate

A signed EIC issued by our qualified electricians.

Optional Upgrades

Cat 6a Internet Cable

Run during the build — hardwired internet connection at your desk position, with additional data points.

Air Conditioning Circuit

Dedicated circuit for a split air conditioning unit — heating and cooling for year-round comfort.

USB Sockets

Flush-fit USB A and C charging ports built into socket positions.

Smart Lighting Control

App or voice-controlled lighting compatible with Apple HomeKit, Google Home and Alexa.

External Security Lighting

PIR-triggered security lights on the exterior of the building.

Why the EIC Matters

Your Electrical Installation Certificate is required by many home insurers, is essential if you ever sell the property, and confirms the installation meets current UK wiring regulations. We include this on every single build — it's not an optional extra.
