Four Things to Think About First

What will you use it for?

The use case shapes everything — size, insulation, power requirements, door type and whether planning permission applies. Be specific: "a home office for two monitors and video calls" gives us far more to work with than "an office".

Where in the garden?

Position affects light, privacy, access and planning rules. South-facing gives the most light but can overheat in summer. East-facing is popular for offices — good morning light without afternoon glare. Think about how far power needs to run from the house and how close you are to boundaries.

What size do you need?

A common mistake is going too small. Adding 0.5m in each direction adds 20–25% more usable space for a much smaller cost increase. We start at 4m × 2.5m and go well beyond 6m × 4m for bespoke builds. We'll advise on the right size during the site visit.

What's your budget?

Free Site Visit

We visit your garden, assess the site and take measurements. We'll advise on planning permission, foundation type, access and design options. No charge, no obligation, no hard sell.

Design & Quote

We produce a detailed, itemised quote covering every element of the build at a fixed price. We'll get it over to you within 24 hours of the site visit. No hidden extras — what you agree is what you pay.

Deposit & Scheduling

Once you approve the quote we take a deposit and lock in your build date. Lead times vary by season — we'll give you a confirmed start date.

Foundations

Our team installs ground screw foundations — no concrete, no excavation, works on slopes. Most builds are fully in the ground in a single day.

Structure, Cladding & Fit-Out

SIPs frame, roof, cladding, glazing, electrics, plastering and flooring. Most builds complete in 2–3 weeks from first day on site.

Handover & Sign-Off

Full walk-through, electrical certificate issued, site left completely clean. Keys in hand, room ready to use.
